The way that a listing can be syndicated to many sites starts with the data entered in Paragon. There are four fields that dictate what will happen to a listing once it has been added to Paragon. They are:
Internet Include
Internet Address Display
Display Comments
Display AVM
Internet Include: Indicates if the listing will go to the internet (to sites OTHER than Paragon) This is Listing Syndication, brokers determine which sites their listings will appear on.
Internet Address Display: Indicates if the property address will be displayed on the internet when the listing is syndicated to other sites.
Display Comments: Indicates if when the listing is syndicated to a site where the consumer logs into an agent or broker site, that comments can be shared between the consumer and the agent/ broker providing the site.
Display AVM: An AVM is an automated valuation model. This indicates if when the listing is syndicated to a site where the consumer logs into an agent or broker site, that the agent / broker site can use this listing in an AVM (it doesn’t STOP the AVM).
Some sites that syndicate listings will not display listings that mark no to any or all of these fields. For example; Zillow may not display listings that don’t allow AVMs.
