An office exclusive listing refers to a property that is exclusively listed within a specific real estate brokerage or agency. In this arrangement, the listing is not made available to the public through the multiple listing service (MLS). Instead, the listing is kept with the brokerage and only the agents and brokers affiliated with that office have access to the listing information. Office exclusive listings are often used in situations where the seller desires a more discreet approach to sell their property or want to limit exposure of the property.
Rules for office exclusive listings
- Office exclusive listings cannot be publicly shown or marketed; this will result in a fine up to $1,000. (No yard signs, social media posts, etc.)
- Office exclusive listings must be entered into MLS as Unpublished Sold after property closes (with a photo for residential listings).
- The Status Disclosure must be uploaded when the listing is entered in Paragon.
- Listings Expire in Paragon after 30 days.
- Less required fields in paragon.
- Visible only to agents in the same office.
